Loan programs

Home loan programs in El Centro & Imperial County

FHA, VA, Conventional, USDA, Non-QM and refinancing. Here's how each one works and who it fits best.

FHA loans

Backed by the Federal Housing Administration. FHA allows a low down payment and is more flexible with credit history than most loans, which is why it's one of the most common choices for first-time buyers in the Imperial Valley. FHA loans include mortgage insurance.

VA loans

For eligible veterans, active-duty service members and some surviving spouses. VA loans allow zero down payment and don't require monthly mortgage insurance. If you've served, this is usually the first program I look at.

Conventional loans

Not government-backed. A good fit when you have solid credit and some savings. With a larger down payment you may avoid mortgage insurance altogether, and conventional loans can be used for second homes and investment properties.

USDA loans

Zero down payment for eligible homes in qualifying rural areas, with household income limits. Some areas in and around Imperial County may qualify. Send me the address and I'll check eligibility.

Non-QM / bank-statement loans

For self-employed borrowers and business owners whose tax returns don't show their real income. We can qualify using bank statements or other alternative documentation instead.

Refinancing

Lower your rate or monthly payment, shorten your term, remove mortgage insurance, or take cash out for improvements or debt. I'll show you the break-even so you know if it's worth it.

Every situation is different. Eligibility, rates and terms depend on your credit, income, property and current guidelines. Call me and I'll give you real numbers for your situation.

Ready when you are.

Call or text me. Reviewing your documents costs nothing; the only upfront cost is a soft-pull credit report, which doesn't affect your score.
