First-time homebuyers

Buying your first home in Imperial County

A plain-English guide for first-time buyers in El Centro, Brawley, Calexico, Imperial and across the Imperial Valley, from Braulio Ramirez, Mortgage Loan Officer.

Step 1: Know your numbers

Before you look at homes, find out what you can comfortably afford. I look at your income, monthly debts, credit and savings, and give you a real price range plus an estimated monthly payment, including taxes and insurance.

Step 2: Get pre-approved

A pre-approval tells sellers and agents you're a serious buyer. In a competitive market, an offer with a solid pre-approval from a local lender stands out. There's no cost for me to review your documents; the only upfront cost is a soft-pull credit report.

Step 3: Choose the right loan

Most first-time buyers in the Imperial Valley use FHA for its low down payment and flexible credit, VA if they've served, USDA for eligible rural homes, or Conventional with good credit. Compare programs →

Step 4: Find your home and make an offer

Work with a local real estate agent. I'll coordinate with your agent so your offer is backed by a pre-approval letter that matches the price.

Step 5: Close and get your keys

After your offer is accepted, we order the appraisal, finalize underwriting and sign. I'll keep you updated at every step so there are no surprises.

Common questions

How much do I need for a down payment?

It depends on the program. VA and USDA loans can be zero down for eligible buyers, and FHA allows a low down payment. My advice: try to have your own down payment saved. Down payment assistance loans exist, but they add a second payment that counts against your debt-to-income ratio, which can lower how much home you qualify for.

What credit score do I need?

There's no single number. FHA is the most flexible on credit; conventional loans reward higher scores with better pricing. If your score needs work, I'll tell you exactly what to pay down or fix first.

What documents should I gather?

Usually your last two years of W-2s (or tax returns if self-employed), your most recent 30 days of pay stubs, and your last two months of bank statements. I'll give you an exact list once we talk.

Does getting pre-approved hurt my credit?

I start with a soft-pull credit report, which doesn't affect your score. Reviewing your documents costs nothing.

How long does it take to buy a home?

Once you're in contract, most purchases close in about 30 days. Getting pre-approved first means you can make a strong offer as soon as you find the right home.

Can I buy a home if I'm self-employed?

Yes. If your tax returns show your income, we can use a standard loan. If they don't, a bank-statement (Non-QM) loan may work.
